How much does a home inspection cost?

Our fee for a certified home inspection is $315 for most homes up to 3,000 square feet.  Your certified inspection will include a FREE 90-day limited structural and mechanical  warranty.

 


What does a home inspection consist of?

The home inspection is performed in accordance with the Standards of Practice of American Inspectors Society.  We perform a visual inspection in a good and workmanlike manner in order to tell you whether each item we inspect is performing the function for which it was intended or is in need of immediate repair.  The inspection consists
of examination of the physical (structural) components of the home, i.e.  foundation, roof, attic; and mechanical components, i.e. electrical, plumbing, HVAC, appliances, etc. 

 


What are the advantages of having an inspection before buying a home?

A thorough inspection of the home you are planning on purchasing will assure you that you are getting what you pay for. If any items or systems are in need of immediate repair, or if anything could adversely affect the value of the home, you may use your certified home inspection report as leverage towards negotiated the price of the home.  We take pride in our procedure of inspection that assures quality and thoroughness.   Our clients are pleased and confident that they know the condition of the home and its components inside and out.  We strive to eliminate any potential surprises that may present themselves after closing.


 

Why should I inspect my home if I am planning on selling it?

Most people will opt to have a home inspected before making a final decision before closing.   If a seller has previously had the home inspected and has repaired or followed the suggestions given by a certified home inspector, then the potential buyer will be impressed with how the home has been maintained when their inspector produces a report.  Therefore, the potential buyer will have added confidence in their decision to by your home.

 


Does the inspection include termite inspection?

Yes. Upon request a termite inspection will be provided by a licensed termite inspector at no additional cost.

 


How long does the inspection take?

A thorough inspection normally takes about three hours.   If your experience with a home inspector in the past consisted of a forty-five minute inspection, you may question the quality of the service rendered.

 


Do you perform inspections on weekends?

Yes.  While many inspectors choose to not work on the weekends, we are available for Saturday inspections; however, Sunday is reserved as a day of rest for worship and family.

 


Is the inspection pass/fail?

No.  A home does not pass or fail an inspection.  The job of the inspector is to thoroughly inspect a home and to report whether the physical (structural) and mechanical components of the home are performing the function for which they are intended.  Most problems that occur within homes are due to negligence of basic home maintenance.  Your certified inspector will be able to bring to your attention any issues that may adversely affect the value of  the home.

 


Do you inspect new homes?

Yes.  These days, homes are built quickly and too often the quality of the home is compromised.  Frequently, even new homes are built that do not assure years of value and worry-free ownership.  A certified home inspection minimizes the chance of any surprises that may appear after you have closed on your home.  Your home is too important of an investment, let a certified inspector help set your mind at ease.
